Please note that we need to know what part of Florida the property is located in as certain programs may not be available in all regions.

Program 1 (eligible through-out Florida)

The following Visitor Visa types are allowable in this program, no visa waivers.

B-1/ B-2/ E-2 / H-2A/ H-2B/ H-3/ I/ J-1/ J-2/ O-1/ O-2/ P-1/ P-2/ P-3/ R-1

· Up to 60% Loan to Value (or purchase price, whichever is lower)

· Second Homes only (only one property can be purchased per borrower within the US)

· Salaried employees only – No Self Employed borrowers allowed (Under US law, this applies if you own more than 25% of the company, regardless of how you are compensated)

· No Prepayment Penalty required

· 5, 7, 10,15,30 year fixed rates available

· Minimum of 10% of the loan amount must be deposited in a US bank as Reserve funds

· No Gift funds allowed

· 2 years proof of Income by official country tax returns and a letter from the employer to include the following

o Annual income for the preceding 2 years

o Current monthly income

o Current employment status

o Name and title of the person providing the information on the employer’s behalf

o Job Title

o Term of employment

o Letters must be fully translated into English

o Currency conversion will be done by the loan underwriter

· A minimum of 2 years of continuous employment must be verified for each borrower

Program 2 - Multi Currency Mortgages (available through-out Florida and several additional States)

If you have rental income in euros it makes sense to have your quarterly mortgage repayments in euro to avoid exchange rate changes.

• Free pre-approved advance credit line service - you can submit an application before choosing the property. We can provide a decision in principle with no obligation or charge that will be valid for 6 months. This way you know what you can afford from the very start of the journey.

• No early repayment penalties - a rarity amongst other international lenders and a real benefit for you

• Re-mortgaging/Equity release Available – If you want to re-mortgage your property they can do so and use the money for almost anything else.

Program 3 - Central Florida Financing

  • Up to 70% financing on Single Family homes (detached villas)
  • 2 year verification of income in the same line of work
  • Borrowers must be able to verify liquid assets.
  • Holiday or Investment properties
  • 5 year balloon (loan is due in 5 years but payments will be amortized over 30)
  • 3 Year Prepayment penalty of 3% of the loan amount
  • 5 points origination fees
  • Fast closings (in as little as 10 days)
  • Interest rates from 9.99% (11.336% APR)
  • Commercials loans on a case by case basis

Program 4 - South Florida Financing - Dade, Broward, Palm Beach and Monroe counties

· Single Family Homes (detached villas) and certain approved condos

· LTV up to 70%

· 1/1 , 3/1 or 5/1 ARM

· 30 or 15 years

· Min loan amount= $100,000

· Up to 40% DTI

· Pre Payment Penalty is (3/2/1) 3% first year, 2% second and 1% 3rd. (a principal reduction of 20% per annum is allowable with no penalty)

Documentation:

· Self employed: accountant CPA letter verifying income figures for the last two years and year to date income figure

· Salaried: letter from employer stating borrower’s current monthly salary

· Verification of initial down payment, cash to close and reserves equivalent of 36 months PITI (principle, interest, tax, insurance payment) and Home Owner’s Association (if applicable) deposit in a US Banking institution.

· One letter of reference from a banking or financial institution showing at least 24 months history and relationship status

· Copy of passport and visa

Borrower must set up auto payment debt account with a US bank

All letters, documents and bank statements translated.
